Mixed Use Project
The Memorial Gateway redevelopment project, located on Texas A&M University's Campus Front, spans across key areas like University Dr, Texas Ave S, and New Main Dr. The site, owned by the Texas A&M University System, includes parking lots, the Polo Road parking garage, Polo Road Rec Center, and the Emerging Technologies Building. Surrounded by major roads and the Texas A&M Golf Course, the design integrates South Bend zoning, College Station’s Comprehensive Plan, and the surrounding area’s character, aiming to create a unique, accessible focal point that contributes to the community’s growth while honoring the Bonfire Memorial.
Our Vision
We aimed to create a vibrant, accessible space that seamlessly transitions Texas A&M University into the surrounding area of College Station. By blending thoughtful design with respect for the Bonfire Memorial, we aimed to enhance the area's character and foster sustainable growth for the future.


Residential Infill Project
The Residential Infill Cottage Courtyard is designed with a focus on promoting overall health by addressing physical, mental, and social well-being. The project incorporates paths and green spaces to encourage physical activity and mental relaxation. It creates a safe, walkable environment with easily accessible, semi-secluded pathways that foster a sense of comfort. The design also emphasizes community interaction, ensuring residents are aware of their surroundings and encouraging a sense of closeness. The inclusion of view avenues from porches further enhances the sense of connection and community.
Urban Retail Project
The Urban Retail Project Thrive in Bryan is designed to serve as a vibrant focal point for the community, contributing to the growth and character of Bryan, Texas. The development aims to create a unique and memorable space that stands out while blending with the surrounding area. By offering an enclosed yet inviting environment, Thrive encourages exploration and fosters a desire to remain within the space. Thoughtful design includes view corridors that shift as you move through the development, enhancing visibility and showcasing the activities and interactions within the area.
